fixture and fittings sheet for our sellers

We had the fixture and fittings sheet for the house we are buying. It said they were leaving a gas fire. We the query it as we hadn't seen one on either of or viewings. The response came back that it was in the dinning room. But when we went round there was candles burning in the fireplace. dh is going to as the estate agent if there was one. I am just wondering what happens if we move in and there isn't one as they have said there is and where it is.

Does it say an actual fire or point for a fire. It may be that there is one connected but they don't use it but they should also state when it was last serviced. It presumably wasnlt material to your offer or you'd have noticed and asked at the time but the list is binding , so they should leave it as stated.

Its says there is a gas fire. Which is a both a bonus and a pain as I was hoping for a wood burner can't see dh wanting to rip out a gas fire

I would speak to your Solicitor and say you have inspected the property and there is no gas fire as mentioned on the Fixtures and Fittings list. You need to get the matter clarified before you exchange Contracts. Is it a problem if there is no gas fire?
