Help to buy/mortgage when pregnant .. HELP!!!

I am 30 weeks pregnant and me and my partner have just reserved a house.

We are using the help to buy scheme but weren't going to tell them or the mortgage lender I am pregnant as my partner earns enough to pay the bills and I am returning to work after 39 weeks.

However, we have been asked to provide bank statements and after looking at them, I have mother care on mine a few times and my partner has window to the womb on his. If we send these off does the bank reader look that deeply into these and will they notice/question it when considering our mortgage application? Same wi the help to buy scheme.

This is really stressing us out as we really want a new house for when our baby is here and we know we can afford it but didn't want to tell the help to buy scheme or bank of the situation as we know this will probably ruin our chances, even though we can afford it.

ADVICE PLEASE?!!

Hello. I was in a similar situation I did not declare myself to be pregnant and we are 4 years down the line in the house x

Yeah I don't want to declare it but I am worried they will question it.
Did you have stuff on your bank statements that made it obvious you were pregnant?

I’m a conveyancing lawyer, I wouldn’t recommend attempting to deceive any lender, it’s really not worth it.

Forgive me for being dim, but why are you worried if you can cover the payments etc? They will realise you will be back at work after maternity leave, I think you are possibly overthinking it.

I have read a lot online that if you are going on to maternity leave a lot of lenders won't consider your full wages as part of your mortgage application and will only consider your earnings while on maternity which will have a massive impact on the amount we will be able to borrow and I am worried this will stop us from getting a house. 😔

Ok, but that’s not my experience at all.

To answer your other question, they will look at entries on bank statements etc, yes. So please don’t potentially get yourself in deep by deceiving them.
