Garage conversation

We have a new build house with an integrated garage. We have been quoted 12k to turn the garage into a room, with a large window on the front and then downstairs would be open plan. We need more space now we have 2 kids and lots of toys etc so converting the garage would work perfectly for our family. We would then add a large waterproof shed down the side of the house to fit bikes and the lawn mower etc. Moving house isn’t an option for us now.
So my question is, would this put a potential buyer off down the road? That a house wouldn’t have a garage?

I would for us as a garage was essential (motorcycles) and most people prefer to put bikes in a garage rather than a shed but only you know how essential the space is for you. I would caution that the big toy phase isn’t that long

Wouldn’t put me off buying a place. Would rather have an extra room than a garage personally. Can you have a look on right move etc and see if there are any houses up for sale that have done this and there sale price?
