I have an upstairs neighbour who keeps watering her plants and the water goes on my balcony. She has so many plants, some even hang over the balcony. One dropped the other day and all the mud was on my door and balcony.
I politely asked her if she could be more careful and sent her a picture and video. Her solution is that she will water the plants at 9pm tonight rather than in the day and she said "it's not against my tenancy. I've checked". Even though I didn't mention it.
I've explained that regardless of whatever time she waters her plants, my balcony should never be wet as a result of this. This would mean I can't leave things on my balcony - remembering it's summer so its still fairly bright at 9pm.
If she continues I'm going to take further action. aibu?

Well I'd be a bit peeved too but I'm not sure what action you think you'd take? Other than asking nicely I'm not sure there'll be much you can do. Charm offensive?

I actually think that watering them at 9pm is a good compromise.
You can make sure to bring any laundry in by then.
What else would be damaged/problematic getting wet?

The falling plant would be a one-off, though? I agree that 9 pm watering is a good compromise. I doubt there is any action you can take.

But why does the OP need to compromise? It's not reasonable to make her balcony unusable becuase someone is not careful with their watering. I wouldn't be bringing in stuff from my balcony for someone else's benefit.

I think if you dry washing in the day and she waters plants late evening then you both win?

I would suggest the the upstairs neighbour needs to have her pots sitting in trays or those plant saucers. That way- if the water soaks through the pot- it collects in the reservoir and gets sucked back up by the plant, rather than dropping onto your balcony.

Is she using a hose or a watering can?

Personally, I'd like to have some device which is triggered by water, and shoots either fart gas or permanent ink high up and onto her balcony if any water falls again on mine 😀

This is insane.

She needs to use saucers or some other barrier to prevent encroaching into your space. Full stop.
