Estate agent fees

Hi I’m not sure if I am posting this on the right place but just thought id give it a shot..

Long story short we’re moving house, but estate agents where a nightmare from the get go. They arrange all our viewings for evenings when they where closed and when we where home from work, we have a baby who has just turned 1 and goes to bed at 7:30pm.. so doing the viewings was a nightmare especially in the evenings. I asked the estate agents about this and they palmed me off with ‘the people who book viewings work to you no and can only do evenings’. Any how we went sale agreed with someone who 2 months after going sale agreed hadn’t sorted her mortgage and was jeopardising the purchase of the house we wanted to buy.. (they wanted a quick sale as we all do) so eventually after a lot of back and fourth and the buyer trying to get money off the house we pulled out of the sale as a family friend contacted us who is a cash buyer and wanted our to buy our house. Of course we went for this as the stress of the back and fourth with the previous buyer was to much and we couldn’t actually afford to knock money any more money off than we already had.

So basically what I’d like to know is, we found our own buyer, we did every single one of the viewings for our home.. but the estate agents are wanting a fair chunk of money for literally doing absolutely nothing.. the family friend who is now the buyer and almost at completion never saw our home on the estate agents site, my mum told her we where selling and she’d saw our house long before we where ever selling..

So can wee negotiate our estate agent fees? Is it possible to do this basically when the house has been sold as we’re handing out keys over to the buyer in 3 days time.

Any advice is really appreciated.

But the estate agents didn’t do nothing. They advertised your home, arranged viewings and secured you a buyer. It’s not their fault you pulled out of the sale because you’d independently found another buyer. They’ve still done a ton of work for you. You can try and renegotiate the fee, but don’t think you’d be justified doing that. Most estate agent agreements do say even if you find a buyer yourself, you still owe them for work already performed.

Pretty sure not - you need to read your contract to be sure. They didn’t really do ‘absolutely nothing’.
