help me sort my overnight guest hosting stresses

We host lots of overnight visitors. MIL visits for a couple of nights a month, sometimes FIL comes too. We also have friends visit 3 or 4 times a year for a night or two at a time and other relatives for a few nights twice a year.

We have a 3 bed house and third bedroom should double as my office as well as a spare room. It doesn't yet but will v soon once I sort office furniture. The spare room is a v small double and it has a double sofa bed which will stay and be joined by a fold down desk and proper office chair. The chair will need to
go elsewhere when the sofa bed is being used as a bed as there'll be no space.
Where do you store guest bedding, specifically the 13tog double duvet and 4 pillows?! I've tried vacuum bags but no matter how hard I try, they seem to reinflate a few days later AND the jumbo one that fits the duvet in won't fit under the sofabed even when vacuumed and it's just this big (130cm x 90cm) awkward slippery plastic bag that I've nowhere to store. It's even too big for the ottoman. I hate all the faffing of overnight guests as it is. Then there are the four pillows too. Help!!

Is there space under another bed? If you didn't alreaddy have the sofabed I'd suggest getting a futon with space underneath. Could you put in a cupboard or deep shelves high up over the desk maybe?

When you're getting the foldaway table, think about having somewhere to put all the gubbins you will normally have on it. A small bedside table on wheels might be good. You could have it as a pedestal unit tucked under the desk normally, and wheel it over to be a bedside table for guests.

Could you put a shelf around the top of the room, sort of at picture rail height for all the bedlinen? All our linen is under all the beds as Picklewickle suggests but it does sometimes overspill, I've had to limit linen and towels to 'one on bed, one under bed' and charity chuck the rest as we just don't have the room and no linen cupboard.
