If you must sell pack up most of your things books, CD, DVDs, toys, winter clothes, etc -- and get a storage unit/ ask family to use part of their garage and get the stuff out of the flat.

Then clean what is left.

You can also do Fly Lady 27 fling boggie (may be called something else) where you go in a room with a bin bag and find 27 things to throw away.

When I have more time to declutter I "throw (or give) something away everyday" I have really enjoyed it as I make a list at the same time.

Four big boxes - need immediatly, sell/charity, bin, store. Start in the sitting room and be ruthless, and decisive. Then go through the store and need boxes and try to cut those down too.
Remember, everything you move or store is going to cost you money - so thats an incentive.

Have a clean, then take photos of every room, and look critically at them - then deal with the things you see

After all that, get your most honest friend round to look round and tell you about odd smells/dirt/clutter
