Renovation Project Leyton

Hi all, just wanted to get some advice on ballpark figures for a reno project in the Leyton area, regular Victorian 3 bed terraced.

We are looking a projects similar to the two links below and not sure how much to hold back for the works. I realise this is a difficult question (how long is a piece of string) but we just want to know how much it would be to get it to a live-able place.

  • new roof perhaps
  • damp proof
  • new Windows
  • re-plumbing
  • new boiler
  • new floor
  • basic kitchen
  • basic bathroom
  • no extension atm
  • no loft extension atm
  • plastering
  • fixing any structural problems

£100k minimum. If you have structural issues, more.

I would say more like £150,000 because it is in London. You will get more info of you get this moved to the DIY board.

They both have basic kitchen and bathroom and are liveable.

You could spend maybe £100-400k on that list - it’s impossible to say without more detail of what you mean by eg “windows”. You could spend £100k putting in beautiful reproduction windows and doors throughout, or £5k replacing a few blown plastic ones.

New roof isn’t a “maybe” sort of decision. It either desperately needs doing and you know it, or you’ll probably kick that can down the road until you’re ready to do a loft conversion.

First one is liveable now so you could move in and then save up. I would say assuming all walls need plastering and new ceilings, plus some damp treatment, you could get it all done for 80-90ish? If you can do the decorating yourself you will save money. It probably needs a full rewire (allow £10k). New boiler will cost approx £3-5k depending how much work is involved or if you want new rads or plumbing.
