Help with a tricky floor plan

We are moving into a new house and the floor plan is a little tricky I wondered if anyone had any good ideas on how we can make it work. We will be extending the front slightly to add a front porch and extend the garage, we would then turn the garage into a playroom. We will also be keeping the shower room. Everything else can change. We would like to fit an office in if possible! Hoping someone has a good idea!

what else do you want to achieve from the house? so far it is

  • playroom in garage
  • home office

any changes upstairs? new kitchen or keep it is it is? what about the utility?

for minimal changes, how about this

P = playroom near the garden
U = new utility in the middle because it doesn't need a window
S = new study in the front half of the garage. with good sound insulation from the utility, this will be a quiet private space.

I would imagine your utility would need to remain where it is due to drains, etc for sinks and washing machine already in place. Could the extended garage be split into two rooms for playroom and study?

If it was a home reno show, they close off the lounge and make the kitchen dining and sitting room one large open plan space!

Hard to tell without room sizes. But I would put the playroom in the garage as you suggest. Turn the utility room into bedroom 4/study, and turn the kitchen into the utility room as there are no windows. Move the kitchen into the sitting room at the back.

Give. The size of downstairs vs upstairs you should create a potential bedroom 4 (even if you plan not to use it as such)

The wasted space is in a utility room that is larger than needed and the corridor next to the loo. If you can recapture this waste you have room for an office

How old are your children? If they're young it would make more sense to have the playroom where the sitting room is and the office in the converted garage.
