Does anyone know the real value a new conservatory roof adds to your home?

We’re thinking about investing in a new conservatory roof. We will be looking to sell the house over the next few years…does anyone know how much value a new conservatory adds to your house??

Also – does anyone know the average price I should be looking to pay for a conservatory that is 3m by 5m? I have searched the web but the prices vary greatly – this site priceexperts.co.uk/conservatory-roof-prices/ - says prices vary as much as 3k to 11k!!! Does anyone the avg price?

I’m not sure there is such a thing as an average price; depends on the quality you’re looking for, I think. I’m not sure a new conservatory roof would add value either; any potential buyer would expect the roof to be watertight. If you are thinking of upgrading to tiles (a solid roof) it might make your home more attractive to buyers.

Are you adding a whole new conservatory or just a roof - if roof, whats wrong with the original one. Your post is not clear?

I would get some companys round to quote either way and get a local estate agent to value your house and ask if upgrading the conservatory will make any difference. If there is updating to be done in the rest of the house it might be better to do that or nothing and allow people to buy who are keen to do these things themselves.

We’ve had quotes in the last few weeks for a slightly smaller new roof. Cheapest is 10k, most expensive 15k. We were hoping it would help regulate the temperature in the conservatory but it’s a lot of money. I doubt it will add anything to the value of the house though.

A new roof won't add any value at all Confused. Any more than a new roof on the actual house would, it's just classed as maintenance, not improvements.

I don't think it worth spending money on it if you're moving any - I suppose if the present roof is in a bad way it might put off some potential buyers, but it won't add any value.

JamesClukey, I would expect the roof to add value to the house value if you're going for a solid roof or a tiled roof as you're essentially creating another usable room - I think this also means you can remove the doors between the house and conservatory if you want to have it open plan as it's all about the U Value and the solid roof should improve the U value.

If you're just replacing it with a glass roof or polycarbonate then probably not - this website has a slightly narrower price range www.conservatoryonlineprices.co.uk/conservatory-roof-prices/

How old is the conservatory?
Ours is so old that there's no way the walls could bear the weight of a roof so we are looking at complete replacement.
But that's too expensive! You may be better off updating other stuff if it's lovely but out of date. Go visit a show house - if it looks like that great invest in the conservatorybut otherwise make sure it does.

JustHappy3 - did you get a complete replacement in the end? The company I mentioned above do an Ultraroof which they say is a lightweight tiled roof so you can use it in replacements. Maybe see what they say?
