Insurance for villa summer 2022 Covid cancellation?

We are looking at booking a villa (not a package) in Europe next summer. Our travel insurance covers us if we catch Covid but I can’t find any insurance for if we have to cancel due to Foreign Office advice on not traveling due to Covid.
Some villas offer free cancellation up to 60 days prior to travel but after that you lose everything. Given that travel changes are usually last minute this is too much of a risk.

Does anyone know of any insurance policies that would cover us or a Villa agency that allows free cancellation up to date of travel?

Check out vrbo - you can select properties that allow cancellation up to 14 days in advance.

Some Airbnbs have free cancellation a week before or even a few days before.

Loads of Airbnb's have great, very short notice cancellation policies. We have booked plenty of them over the last 18 months and had to cancel most. Any deposits paid almost instantly returned on cancellation.
