Short term tenancies - usual checkout time?

My son's flatshare tenancy ended today, and the landlord arranged to come at midday for check-out. He mentioned that another group are moving in today. Is it usual to have check-out at midday and check-in on the same day? If the housemates had wanted to spend a few more hours in the house, would they have been able to? Presumably the landlord will get double rent for that day, which seems unreasonable.

Not unreasonable at all. Most hotels require check out by midday at the latest.

@YellowAsteroid that's not a good analogy. For hotels you pay by the night, not by the day, and the checkout time is made clear in the T&Cs.

I'm fairly sure DD had to return the keys by midday and could collect from 3pm on the day they could move in.
