House sharing - box rooms

Dear Mumsnet hive mind, i could really do with the benefit of your collective experience please.
My DS is just sorting out his Uni year 2 house share. The house is £1600 pcm. There are two double rooms and two much smaller rooms ( one quite small indeed).
Have you found that the rent tends to be split evenly, despite the room-size difference?
I didn't go to uni but I did house share as a youngster. We always paid more for larger rooms and less for smaller. What is your experience?

The smallest room gets the parking and others have to pay for permits if they want parking. Largest room cooks dinner once a month. Could be a roast or burger and chips. All chores done on a rota.

I had a tiny box room when I was at uni and paid a small amount in rent compared to the others. I loved my 'nest' and manage to save money with my weekend job!

When I went (a billion years ago) we had a 7 bed with 2 small rooms and five good sized ones.
What we did was the person that arranged everything re getting the tenancy sorted (me) got first dibs and everyone else drew straws.

I still think the measurements are wrong - if the kitchen is 6m wide, then the rooms upstairs should add up to 6m, and they add up to more than 6m......

Double check the width of that box room, and that you can actually get a bed in it!

And yes, our parents had literally no involvement in any of it (other than financial help). Renting a house and sorting it all out is a life skill - I would leave them to it.

In case you missed it earlier, my DS has Autism so needs a little more support than most.

On the measurements the small room is indeed less than half the size of the large one. Where will the box room person work? No room for a desk. Or keep their clothes?

@Revengeofthepangolins
Yes, I was concerned about that too. He spends a lot of time studying at his halls desk.
