Ds renting privately with friend. Both final year uni students. Not long moved in, 2 weeks actually. Both paid deposit and first month's rent upfront. We are guarantors.
Anyway, since they moved in, they have discovered the fridge freezer doesn't work, the hob doesn't work and the shower screen is broken. They have reported these things, hob has been replaced, fridge freezer is being replaced sometime and I think shower screen is being fixed.
My gripe is, I'm very annoyed they have paid everything in good faith, got references etc as requested and the flat was basically given to them in a poor state. Food in the freezer I made for them was binned, and fresh stuff in fridge too. They couldn't cook at first due to faulty hob. They are there over 2 weeks now with no fridge freezer working.

I think they should be entitled to some compensation for this, maybe something off next months rent.
Am I wrong?
It's rented through an agency.

They had 7 days from moving in to report any faults, which they have. But surely a working hob, fridge freezer and shower screen in place is something that shouldn't be broken from the start?

sounds like you'd have to go to small claims court to get back expenses. I couldn't face it, myself. What do They want to do?

I think they should get something off next month's rent.
Couldn't be bothered with the small claims court.

They need to negotiate with the agent. It will take a long time and I cannot imagine it will be easy.

The landlord will say that they didn’t know the things didn’t work and they have got the expense of the replacements. Did your DS get an inventory and condition survey?

I would get them to keep on and on about the outstanding items. But getting money off might be a stretch.

They didn't get a condition survey, just an inventory. The broken things are being fixed, I just thought the agency would check everything works before getting tenants in.
