Magnolia Grandiflora - black spots/patches

Does anyone know what this is? It's a fairly young tree (about 18 months old) and has been flourishing up til now. There are holes in some of the leaves as well but I think that is probably caused by snails as they do love Magnolia trees.

Thanks for link I did look but couldn't see anything conclusive. I think I will take a leaf to the garden centre and get some advice.
