Trying so hard to get myself know as a property portrait artist to generate extra income to help when daughter goes to uni next autumn (Etsy shop, cards thru letter boxes, notice boards, Facebook etc etc) - am i just being a worry puss? Just let her loan herself up to the eye balls like everyone else? Btw - no commissions in - feeling like a bit of a failure

You probably need to go to shows - country fair type - and display your specimens.

Do the property portraits, but let her loan herself up to the eyeballs like everyone else and save your money to help her with something for which loans are not so easily forthcoming, such as a deposit for a home.
