Funding Care Home Fees - Immediate Needs Annuity

Has anyone purchased one of these to fund care home fees?

In order to move my mum to the most suitable home I can find (providing specialist dementia care), I need to find an additional £312 a week which can't come from any of her income. I have come across an Immediate Needs Annuity as a way of topping up the fees and wondered if anyone else has experience.
