hertfordshire is a lovely area and it has reliable train links into london.
if you can afford it, st albans is lovely and has very good schools
letchworth also has an outstanding rated primary called lordship farm
all the best x

But not within 30 mins of Waterloo. OP needs to be looking south of the river, mostly Surrey.

South west London and west Surrey (ie. Woking) offer direct service to Waterloo but 30 minutes does not get you far out. South East London and Kent would be better value for money and go into London Bridge/Waterloo East and Charing Cross. Really depends on your housing budget and expectation.

Hello, thanks for your replies mum’s. Just looking over various places checking houses and schools..the places mentioned above really helped. Any suggestions about Buckinghamshire?

Not easily accessible to Waterloo. Grammar school area and expensive housing.

Use the link www.compare-school-performance.service.gov.uk/find-a-school-in-england to look at the performance of schools in the areas you are thinking about moving to. It really does depend on how much you're planning on spending and how far out you want to be. Are you looking for a village or just less traffic and cheaper homes? Lambeth has some of the best schools and parts of Streatham (300-500k for a 3 bed not sure about rents) is Lambeth. Its also possible to live in parts of in LB of Croydon and still go to a Lambeth school. Prices are lower in Norbury, Thornton Heath with easy access to Waterloo. Granted it's still London.

Penge / Beckenham (LB of Bromley)

Kingston - amazing primary schools and secondaries (grammar and state), fantastic outdoors and only 30 mins to waterloo

Buckinghamshire is lovely and there are lots of nice villages with good schools. But, it takes about an hour to get to Waterloo.
