Alleyns school best areas to live in

Hi all

My DDs got admission in 7+ in Alleyns and we are exploring the best areas to live in as commute from where are now is more than 30 minutes which seems too much to us.
Our key priorities are:

  • more than 2 bedroom house/flat
  • around £1800-£2000 rent pcm
  • not more than 15 mins commute to school.

As we dont know the area at all struggling to identify where to focus our search. Forgot to mention we will be renting.

On rightmove theres a cute little 2 bed cottage in Dekker road, dulwich through Pedders agents, 0.3m from school and east dulwich station.

Beckenham would be good - suburban, lots of parks. Not a bad drive. Penge is cheaper and slightly closer but less pleasant. Sydenham might be a possibility.

Dulwich Village is amazing and as much as it is a VERY expensive area, they do have a good stock of 2 bed half-houses and little cottages that are usually rented out for around your price range. Very good area and Dulwich Park right on your doorstep. Go and take a look at it!

15 minutes commute how? Bus? Train? Walking? Cycling? Car?

If you're by train, then Herne Hill, Brixton, and that area.

If you're happy where you are, I'd stay though. 30 minutes isn't that much. My DS1 will go to Dulwich College in the fall and he'll have about 20-30 minutes, as we're in Clapham, but we've made the journey many times now and it's super smooth and doesn't feel that long at all. My boys currently have about 45-60 minutes to school, and that works fine too.

You should be able to find a decent 3 bedroom house for that budget in Forest Hill or Honor Oak.
