Advice on mortgages and solicitor costs when buying out ex

Divorcing and I am buying stbex out of home. I am having to raise a mortgage to give him his share. I am finding the process confusing and looking for any advice from people who have done this before

  1. current mortgage with Santander on a fix good rate, it will end oct 2027. I have been offered by Santander a 2yr fix or variable and a 3 yr fix. Both will mean I can’t align the end dates of the two parts of my mortgage and will have to go with santander again when my current mortgage rate is up. Has anyone had this before?

  2. to buy out my ex, santander have told me I need my own property solicitor to handle the transfer of title and transfer of money. Quotes I’ve had are 2.5-3k. This seems a lot to take him off the deeds and send him the money I will have agreed to in the divorce through a mediation process I have already pay for. Is this normal?
