Providing property details for alternative properties

Should be easy, BUT Im stuck really on what to look for. Martial home is small (but big enough) in a state of disrepair, but with an affordable mortgage.

Alternative properties, do I look for like for like? There just aren't any. Location? Withing dC school areas? Price? Affordable fir me or just details of those available out of my price range.

Not like for like

you look for what you require to house yourself and your children adequately and that may be smaller than currently

ie if you currently have a spare bedroom, you wouldn’t provide this as an example

I currenty have a 2 bed and 2 DC. Their bedroom is large enough for 2 though, and they are in the larger bedroom. Most 2 beds around are tiny, as in literally not big enough for 2 children. Also, lots in a similar or worse condition than this house

Could you stay put and buy him out atall?

That was my offer, but with the way interest rates have gone, and the way he has obstructed every part of the process (costing me thousands, on a credit card...) I can no longer raise enough to cover the outstanding mortgage and pay him a share

Same sex?

Yes same sex, close in age so sharing absolutely not a problem. I just can't find anything other than tiny decrepid cottages when looking for 2 beds. (Don't get me wrong current house is also a decrepid cottage, but suitable size wise)
