Change of ownership on FMH

Hello,

I'm trying to get a consent order started and then alongside that change of ownership from family home from joint owner to single owner (I'm buying stbx out). So I need one solicitor for the consent order and then another for the conveyancing. I had put aside money for the consent order but now I'm finding that changing ownership is going to cost in excess of £1000! I'm not borrowing more money (my parents are paying ex off), I'm not extending the term or anything to do with the mortgage. Just taking exs name off. Should it really be costing this much? I've had a few quotes now and they're all around the £1000 mark and I keep thinking they're misunderstanding what I'm asking - eg. they a couple have mentioned stamp duty but there won't be any. Any advice really. Like should it really cost £295 for the land registry fee alone? This is on top of the £1000 for conveyancing fees. Any advice welcome. Thank you.

I did it myself and I think the land registry was about £40. Fundamentally it’s whether you think it’s watertight enough if you do it yourself.

The mortgage company need me to give them solicitors details. So it doesn't look like i can do the conveyancing myself. I wouldn't know where to start. Are you saying that your mortgage lender didn't need you to get conveyancing done? Just let you swap names over?

Yes I needed to have my id validated by a solicitor which was just one I randomly rang up and cost me £5.

If you go on YouTube land registry have videos explaining it all. It took me 2 calls to land registry who seemed most upset I hadn’t watched the videos before calling them. How would I know they had videos!

I’m going through this and my mortgage company are sorting it all out. The cost is £295. The conveyancing is done through their solicitor and is free.
Mine is just a name change. I’m removing my exH name.

I am in Ireland and it cost me near 2k euro for this so always interested in how it is so cheap in the UK. My ex is NI which seems to be similar laws and while telling me for years it would only cost him 100stg to have the ex removed when he looked into it legally it would have cost him over 1k stg so i wonder are there people only removing from deeds after mortgage has been paid off and that is why so cheap as removing someone from a mortgage and then the deeds costs a lot more.

Which lender is it Frazzled? I'm with Nationwide.

I'm doing this at the moment - moving lender removing ex husband and additional borrowing - the mortgage company solicitor is arranging it all - pretty sure the cost is about £500

When I got it priced by a conveyancing solicitor at the time I did my consent order it was £1500 so I'm happy to go with the one the bank has provided

I'll contact nationwide again but they just said that I had to provide them with solicitors details. No mention of me being able to use theirs. Annoying!
