Posting for a friend and limiting to facts as their spouse has flying monkeys in many places.

Friend would like a trial separation but neither they nor spouse are able (or willing) to move out. Party A has friends and family nearby who could put them up. Party B does not.

Assuming divorce is the only option would they be better to sell the property first, move separately and then divorce? Or divorce first and then sort those practicalities?
It looks as though things will not be amicable and party A has already been putting obstacles in the way of any attempt to make progress.

Or both accept they’ll most likely have to live together while working through the divorce and financial agreement like many couples have to

If I was party A I would not agree to move out to stay with friends for an indefinite time while party B has some use of an asset that’s partly mine

If party A does not want to divorce and won't be amicable then party B should probably move out (party A clearly isn't going to)

If party B cannot manage that then they'll have to stay in the same house.

@Octavia64 AFAIK friend has asked spouse if they could try a temporary separation. Spouse has refused and informed various people (not friend) that friend wants to divorce them.
Spouse is only looking for a permanent separation and won't engage with any interim measures, mediation, counselling or alternatives.
It seems friend had hoped that there might be a way to work things out.
