Maiden name for new mortgage when transferring equity

Hi

can I pick your brains?

I am in process of getting a mortgage in principle in my name alone, as me and husband are separated. This is the first step to sorting the house out.

when they give me the new mortgage and then change the deeds to my name only… would the mortgage application be in my maiden name? Even if I will still be married, the divorce won’t have gone through.

all of my bank accounts are in my maiden name, but my passport and driving license is in my married name.

If you don't have the divorce through yet, it may be simpler to do it in your married name and have the mortgage updated to your new/maiden name when the paperwork is completed so you've got evidence for your change of name.

Also worth noting, some lenders are not ok with lending to married people on their own (ie, where their spouse isn't on the mortgage) even if they're separated/divorcing until the divorce is finalised.

You might want to chat through your options with a broker before applying.

Have you officially and legally changed your name or via deed poll? Just the act of divorcing doesn't mean you revert to your maiden name?

I haven’t legally changed my name via deed poll to revert to my maiden name no. I have filled out a request online.

when I take the mortgage out on my own, we will do the transfer of equity at the same time and deeds ect will go into my name alone via the solicitor that the broker will instruct. I’m guessing the divorce may take longer than this process. So I’m kind of stuck with what to go with….. my banks have never changed to my married name. So all my financial evidence is in my my maiden name still. But I guess if they do an ID check they will need my passport which is in married name.
