Buying out of property

My best friend is getting divorced and her H has stayed in the house. They are now splitting assets, and although he's not selling the property he wants to give her half of the equity minus sales costs, solicitors costs etc.

She is going to seek advice (up until now has been fairly amicable) but surely he can't keep this money, considering he isn't selling? EA fees, for instance, can be swerved by using purple bricks. It just seems like pie in the sky numbers!

Any help I can pass on to her would be appreciated as she's starting to panic a bit about having to pay thousands in solicitors fees to actually get a fair divorce settlement.

This is reasonable and pretty standard when calculating amounts due, to deduct selling costs etc even if buying out…
What she dues need advice on is what share she should receive / could be 50%, could be more or less …..
