What order should everything go in- so confused!

Hi, I’m currently going through a divorce, 2 small kids under 5 so it’s tough.

I’m keen to just get everything sorted and move on but I’m not sure what order to do everything in.

Where I’m up to is...we’ve had the house valued and it’s ready to go on the market. The solicitor will be submitting the first divorce papers to the court this week (the ones that lead to the decree nisi).

I don’t know what the budget for the next house will be until we’ve got the financial split and monthly child maintenance agreed, which we haven’t managed yet.

At what stage should I put the house on the market? Should I wait until after the decree absolute or put it on now? When can I get a new mortgage just based on me and my circumstances, so nothing to do with soon to be ex-H?

Thank you! It’s confusing, I want to be done and moved ASAP as I hate living in this house but I can’t work out what order to do everything in!

Hi. Sorry you're going through this...I went though it myself 2015 so I know how tough it is.

You should be able to calculate child maintenance on here if you know your ex-H's salary and what your residency arrangements will be.

If you speak to your mortgage provider they will be able to help in terms of timing of your application...I was able to get mine agreed in principle really early on in our separation as I explained I would be coming off the joint mortgage. They were able to tell me what I could borrow & what rates they could offer etc.

Because ex-H bought me out of the marital home I was able to move out pretty quickly once we'd agreed the amount he would pay me, and we both had our mortgages in place.

I'm having the same issue! Ex and I decided high-level on finances, I spoke to mortgage adviser and put an offer on a house, which is going through.

We're not divorced yet, so it's starting to get confusing now. I wonder if i've done things the wrong way round, but don't want to lose this house.

Having read what you’ve said, I think I’ll most probably wait until the decree nisi comes through before doing anything. We’re going to have to sell the house before we purchase on, so I guess this may prolong things slightly but I don’t want to be left without a home with the children, or to have to turn away a seller because we’re just not ready to move (optimistic thinking maybe!)
