I finally feel like I want to sell but haven’t started any of the divorce paperwork

We decided to get divorced in April. Stbxh been a complete textbook arsehole- having affairs, blaming me etc etc.

I didn’t at first know what I wanted to do with my life. We have 2 young children, I haven’t worked since the youngest came along (now 3yo). Solicitors advised me initially that the best outcome for me would be to stay in the house and fight for a mesher order. I spent a long time considering if this was what I wanted to do but came to the decision that it’s not really what I want in all honesty.

Our jointly owned home is in London and I have no family here and only a few friends really. He was of course very anti this idea but that’s not why I decided against it.

So I spent the summer considering where I would like to live and I have now found an area that I would be very happy to move to.

Through several sessions of negotiations (just us, no mediator etc) we have come to an agreement of the financial settlement that we would both feel comfortable with (I get enough of the equity of the house to be able to buy a modest 3 bed terraced house outright, he has enough for a deposit for a mortgage, I get scaled spousal maintenance in addition to the child maintenance for 2 years which is then halved for a further 2 years)

The trouble is, what with Brexit coming ever closer, the advice from everyone (friends as well as estate agents!) is if I want to sell at any point in the near future to get the house on the market NOW. What I want to know is, can we put it on the market before any of the paperwork (haven’t petitioned or anything but prepared to do so any time) has gone through? Nothing is official before contracts are exchanged anyway is it? What is the quickest we are likely to get the court order written up if we are both in agreement?
