What private renting like as a single woman

My remortgage has been turned down due to affordability rules. They say my income as an employee is to low. I'm waiting for more details such as are there other factors such as having two dependants.
Anyway when youngest child leaves college I will have to sell up and split equity but there won't be enough to buy again. So it's highly likely I'll have to rent.. This fills me with dread , what's it like renting as a single woman and how do you spot a corrupt landlord?

It's fine. You usually go through agencies anyway.. Surely it's just the same as anyone else renting

I rent and although I will have some equity when divorce goes through it'll be nowhere near enough to buy anywhere and I work but would never be able to get a mortgage, so here I am, stuck. Luckily at the moment I get benefits to help afford the rent as I have young DCs
