Anyone renting and had a reduction or skip a month?

Just that really. If mortgage are frozen is this passed on to renters? My friend isn't paying mortgage this month for her or her rental house. So shes told renters they dont need to pay this month.... just wondering if others gave had a free month of no rent to pay?

My friend is a landlord and her tenants have asked for a reduction or break, but her mortgage company want paying as normal so she can't pass anything on.

Well the renters are only paying 11 months rent over 12 months so a month for free for them. My friend is on a mortgage break so not free for her.

Nope. Still paying full whack. Pretty sure there's no mortgage on the property anyway. Paying over market value so will look to move anyway once this is over.

It's entirely dependent on your landlord. I've reduced rent for my tenants as one is furloughed and the other was due to start a new job and hasn't been able to, and they're good tenants. They did actually offer to pay the full amount but I was worried they would struggle or be worried about it so I knocked £150 off because we can afford to do so, and I think we need to compromise right now and not have us being totally untouched but our tenants struggling if there's a middle ground.

If their financial situation worsens, we can manage the mortgage ourselves and give them a total break if need be.

But DH does say I am the softest landlady ever

My sister lives in a house tied to her partners job. They've been furloughed so their rent has also been cut by 80%.

I gave my tenant a month break and then said only 80% expected whilst she is furloughed...but I can afford to do that at the moment, not all landlords can due to their own circumstances which might have got a lot worse during this period.

DHs best friend was denied a mortgage holiday on his BTL unless he could prove that due to the crisis his tenants were unable to pay. I don't know who he banks with and am only going on what DH said so you never know he could have been talking shit.

I live off my rents. One lot has the company pay their rent so are fine, another is self employed so has not paid this month and won't pay next but when the scheme kicks in should pay as much as she can; another was a foreign student and as his uni has shut he has returned home and I don't see anyone moving in any time soon (it's never been vacant for more than two weeks in the last four years normally), another is furloughed but promises to pay once he gets some money, and another I've reduced it by 20%.
I have a mortgage on one of the properties but it does not make financial sense to take a mortgage 'holiday'. My payments would just go up in future. Unless a tenant can make up for less funds now by paying more in future they should keep paying. I'm trying to be flexible but ultimately I need the money repaid. Supermarkets aren't giving food away for free, utilities aren't, why is rent seen as the one thing people shouldn't have to pay?

My mum is a landlord and her tenant is a pilot, so on furlough. She has reduced his rent by 25% for three months without him asking. She is in a very fortunate position financially, though.

I am paying full rent. I am paying under market (but still eyewatering) rent too. I'm in a position to do so though so will carry on unless my circumstances change.

It’s not a discount or free. The rent or mortgage still all needs to be paid at some point. Plus there will be interest

My brother is a landlord. He has given three months deduction of 50% to his tenants should they wish to take him up. Two have stated they wanted to pay in full as still working. The other tenant works in hospitality and she is furloughed with a boss that is likely to go under. She has two children, she was so upset. Brother has given her a peppercorn rent until she gets back on her feet as she is a lone parent. Shes been there for four years and a great tenant.

There are some decent and kind landlords around. But it isnt free in many cases.

We are in a fortunate position financially admittedly, but we aren’t charging rent and don’t expect to be repaid in the future. For two of our tenants, we are also taking care of utilities as they have been furloughed. If this continues into June, we will release deposits so that people have some cash. Our property manager emailed everyone asking them to let us know if they experience changes in circumstances and we will work with them, reassuring no one is going to lose their home etc. I’m going to scour this thread for more ideas to help too, if we can.

It’s such a rubbish time for people, and we are able to shoulder the cost easily. We haven’t taken a mortgage holiday as we live outside of the UK and it seemed more complex/maybe impossible?

We have a house that we rent out and we’re charging full rent as our tenant is a dick and I’m fielding complaints from her neighbours left, right and centre about her weed smoking and parties in the garden. If she can afford weed, she can afford rent.

I'm paying full rent at the moment and will continue to do so. A lot of my family have been going mad at us saying we should ask for a reduction/holiday... Why? Just because you can ask doesn't mean you should. My thinking is if we can continue to pay (whilst we can) then we should. As it stands at the moment we can afford it as we are both working and as a key worker I will continue to be. The struggle will happen if DH gets furloughed. Id rather wait until we might be in the dodoo before asking 🤷‍♀️

We were very fortunate, our landlords came to us and asked us to pay what we can afford. We've paid £150 less than usual this month.

Landlords aren't getting free months . It's a break added on to the end of the mortgage .

I'm a landlord. I know my tenants quite well and emailed them at the start of lockdown to tell them not to worry if any problems meeting rent but to get in touch so we could work something out and they replied to say thanks but all good at the moment. Not heard anything since, so assume all is well. I certainly wouldn't want to lose good tenants just because they couldn't pay rent for a month or two.
