Advice on presenting my house to gain interest

Just asking for tips on presentation and advertising. It’s for a mutual exchange in social housing so pricing not an issue but otherwise much the same in trying to gain interest.
what would put you off? Or what would you like?
Its a lovely house, lovely area and nice neighbours and I’m actively advertising but not getting anywhere.
Big downside is planning permission for the field opposite me, no drive and mid terrace. Those are reasons people have told me they wouldn’t want it 😭
Any tips and advice appreciated

Have a good think about who might want it, and why you want to move. If no drive is an issue ( which really surprised me, tbh, I’ve never lived in house with a drive) then spell out the parking arrangements ( eg on street parking no issue).
Big up what you like about the house, including the garden. Is it well aspected/ walking distance from good school/ pub/ shop. Is it quiet, or alternatively lively with great community atmosphere? Safe places for children to play?
And internally, is the layout suitable for a family, with downstairs loo/ sunny sitting room or kitchen? Is it comparatively spacious, in good decorative order?
It’s worth doing a big declutter and repaint so it looks nice and fresh in photos.
