party wall act - how does it agfext me when considering building an extension

Hoping to build a small extension between us and next door which will be 1 metre away from one of their garages - they have 1 garage either side and the garage we propose building near to is exactly on our boundary line.

Will the party wall act effect us and if so how?

Are there any pitfalls we need to consider IF we are granted planning permission?
