My nealry 3-year-old won't go to sleep on her own

Hi ladies,
we moved into a new house about a month ago, and for the first couple of weeks my DD slept fine. But I think it's just dawned on her that this is her forever house, and she's freaked out. For the last 2 weeks she's refused to go to sleep unless I sit by her bed and hold her hand. This has been fine - usually taking between 10-45 mins for her to drift off. She was happily sleeping through after that, then last night she woke up at 12.30am demanding I go back and sit with her. Every time she fell asleep I tried to sneak out but she woke up each time screaming. In the end my hubby had to sit in a chair in her room for hours before she finally dropped off.
I'm trying not to panic that this is going to happen every night, but I'm worried that I've created a rod for my own back and now she'll need me everytime she wakes in the night.
Please tell me this is just a phase??
x

Its just a phase.
BUT, could she vocalise what is wrong? We have left teddy with instructions to keep DS1 safe, and not to let anything happen to him while he's sleeping, but to also allow Mummy and Daddy to have a good nights sleep. Worth a go?
