How do people get shared ownership properties?

I am at the end of my tether. I earn 40k a year, and have a disabled child. I earn too much for council housing. Not enough to comfortably afford rent, and definitely not enough to buy outright. I have been looking for shared ownership properties and an amazing site came up. I enquired and they said there were so many properties that with the deposit I have and as I have done all my affordability and DIP etc I am in a very good position. A few months prior decided to move in with my parents to save a bit of money before applying. Email today 'sorry, no shared ownership anymore, they are all going to be council houses now, very sorry'. Over 100 houses converted to social housing just like that. Brilliant (genuinely) as we need more social housing, but I am so fucked off with myself for taking a chance. I have been crying all day and now all that is available are very small homes which are not big enough for me and my child. Other sites, they have gorgeous market share homes, gorgeous affordable rent homes, and again, shared ownership are bottom of the barrel tiny homes. I now have no plan again and for the first time in a long time started having negative and scary thoughts. It was just overwhelm. I am so tired.

I feel for you I do but you made the decision to move based on no commitment from their side whatsoever? Any new builds going up near you that might have properties for you?

Its probably because shared ownership has got a bit of a bad rep lately for people getting trapped unable to sell etc. Most people i know are trying to avoid it, so possibly the demand isnt there for it.

I know, hence why I am pissed off with myself. They were so convincing and I fell for it. They gave me such a hard sale. I am a fool. There's literally nothing and if I were to go back to rented now it would be even more expensive than before. I am such an idiot.

Ps theres no such thing as earning too much for council. I would go on the list. You are a working single parent with a disabled child, if anyone deserves social housing its you.

Are you sure that you earn too much for a council house? You now declare yourself homeless and get advice.

There's a huge demand for it. In the city across they built 120 shared ownership houses and every single one bar one went within a couple of days each time they were released. I considered it but my son is in a specialist school and the travel would have been too much.

Thanks. I've been on the list for 7 years and still nowhere near the top! I assumed it was due to how much I earn and newer joiners always getting put ahead of me.

Edited

The demand for housing is so high here that when you are declared homeless you often get put in a bed and breakfast a long way from schools and anything else. My friend did it (she got her mum to 'kick her out' and they offered her a bed and breakfast accommodation 15 miles away. She turned it down and got taken off the emergency list.

Are you claiming all you are entitled to OP?
Child benefit, universal credit etc. Do you receive any maintenance from your child's father. Does your child receive DLA?

I'm assuming you must live in a very expensive area and/or perhaps don't have much of a deposit if you aren't able to buy even a 2 bed flat with a mortgage? Sounds very frustrating, I hope something works out for your soon x

PissOffJeffrey · 03/10/2026 22:59

Have a look on Rightmove. They show shared ownership properties for sale.

Portmore · 03/10/2026 23:01

Apply for the council list - earnings are irrelevant. Banding is by need not ability to pay. Someone homeless or fleeing DA will be a priority over someone privately renting regardless of who earns what.

In my area shared ownership properties all go on the council bidding site.

Have you looked into deposits & mortgage etc? You need to have done some of the groundwork before you start applying for shared ownership.

What are your savings? You sound like an ideal candidate for Andy Burnham’s new Your First Home Scheme when that launches.

We were on the waiting list for 14 years before we got a house, it’s nothing to do with earnings, it goes by your requirements, we eventually got a local councillor fighting for us, because the house we were after you had to have local connections to the area
