AIBU to be going crazy over my housing situation

I have been in a horrible housing situation and its been so stressful. We just realised our landlord has been renting the apartment illegally and our rent is going through a chicken shop without a HMO license. We called the agent to give our 2 months notice but we told them we want to leave as early as possible and find a tenant to replace us. They haven't started advertising and we only have 2 weeks left of the month and now they are asking for a termination fee.

This has been a crazy situation with multiple breakdowns. save meeee!

Contact your local council if it’s an illegal HMO. They will advise.

I was in a similar situation and eventuality moved to a completely different area and was given a council house.

Just tell them you know it's being illegally let and If they charge you you will report them.

They can’t “charge” you anything they’d literally not get it through court. Just leave and post the keys through the letterbox there’s quite literally nothing they can do.

Just leave when you want. They are the ones breaking the law so they can’t do anything.

Shelter can advise. Have they fulfilled statutory obligations such as protecting any deposits, Right to Rent, Gas safety certificate etc. if not, you can just leave. They won’t chase you as there is no legal basis.

Just leave and don’t pay them anything. If he is renting illegally he hasn’t a leg to stand on

If you are renting it as an HMO, and they have no licence, you are actually now in a great position as you can get most or all of the rent you paid back through the courts.

You need to apply for a Rent Repayment Order through the first tier tribunal - all the info you need is here:

Has your deposit been protected? Unlikely if they are renting illegally. You can go after them.
