AIBU to not declare this on TA6 when selling house?

Do I need to declare this on the TA6 form? AIBU if I don’t?

Really ridiculous and I don’t want to ask the solicitor! My husband has no idea and he will be so mad.

Last year when having friends round for drinks in the garden, a few houses down had someone playing the recorder (I think) for an hour or two. We found it funny at first because we have all been there, but after a while it was starting to get really annoying and showed no sign of stopping.

A few wines in and my friend says you can report things like that on the council website. We have a look and go through the form. At the end I click cancel and closed the page. I obviously had no intention of making the complaint. A few minutes later I get an email confirmation for my submission.

I log onto the council website and there it is. I click on it and it gives me the option to close it so i do.

but I don’t want it on my records so I email them immediately and explain it was submitted by mistake and can they remove it. They have marked it as submitted in error but it’s still there.

Do I have to declare this now we are selling?

There never was any dispute.
it was submitted in error
and if we put no and for some reason it comes back on us, if the original email of me explaining it was submitted in error enough to cover us?

it’s so ridiculous and I hadn’t thought about it until we have decided to put our house on the market this year.

My mum says to just declare it but explain but I feel like it opens it up to doubt when there is none

This is hilarious! You made an official complaint about a recorder? No, I absolutely wouldn't put this on the form but I might mention to solictor to ask on safe side.

Honestly I know! I was doing it to shut my friend up after a few too many wines and never ever intended on submitting!

Im a bit of a panicker and now I’m convinced our whole house sale will fall through because of this!! Not that any of our neighbours are nosiey so it would likely never come up

Why on earth would you ever have to declare a silly thing you did while you were a bit drunk? How is it even relevant?

Zanatdy · 11/07/2026 14:52

I wouldn’t say a word. It’s hardly a dispute anyway, a form submitted which you asked to cancel doesn’t constitute a dispute.

BillieWiper · 11/07/2026 14:59

No don't put that. I think putting in a noise complaint that's dealt with and doesn't escalate further is minor. These things happen all the time in cities.
If only want to know if there was ongoing disruptive behaviour that was either not getting better or was escalating.

I’m an estate agent. Honestly this is a nothing. Where is the dispute with your neighbour? It doesn’t exist.

Nousernameideaaga · 11/07/2026 15:10

No. Nothing to declare. But Lol, recorders are the work of the devil

TemporarilyCantDoMyself · 11/07/2026 15:59

God you've just reminded me of a housemate I had a looooong time ago who played Robert Palmer's 'Johhny and Mary' on the recorder what felt like all day every day for what also felt like years. I might have considered murdering her.

You didn't make a complaint. You don't have a dispute. There's nothing to tell anyone.
Thanks for the memory! 😂

Backedoffhackedoff · 11/07/2026 16:00

No, this isn’t a dispute 😂😂

parietal · 11/07/2026 16:27

No dispute. Don’t declare anything because there is nothing to declare

likelysuspect · 11/07/2026 16:29

No you only disclose disputes or open ongoing things. This is a one off complaint that is now resolved.
