I know there have been a thousand posts on this, but all saying how bad it is for LL's, how everybody is getting out.

If you really look at it - it actually changes very little.

  1. Yes, but it's rare.
  2. Yes, but most LL's will choose to keep good tenants rather than an extra £50.
  3. No, because AST's were for a minimum of 6 months.

I’m glad section 21 evictions have been eliminated. I’m also very glad that I don’t have to sign up
to a minimum of a year. Obviously if I am happy with my new rental, I’m not going to want to move for several years ideally. But you can’t foresee that you are going to have neighbours that keep you awake all night or that if you turn the bathroom heater on, everything else in the house trips (this has happened to me).

It’s going to push rentals even higher, so many LL’s selling up and not renting out any longer. It’s made it difficult for landlords…not thought through at all. There will be far fewer places to rent. I’ve seen it already.
