How much does it cost to move house?

FenderStrat · 05/09/2025 21:31

I'm thinking of moving from a three bedroom terraced house in Surrey to a two bedroom terrace house in South Wales
Does anybody know what the total cost would be roughly for solicitors, surveys and removal fees in total?

TIA

Have you tried getting some quotes?

FenderStrat · 05/09/2025 21:37

I'm not actually looking to move for at least another year. I'm just looking to get my head around the finances.

How are people on here supposed to know how much furniture you have to shift to a house they have no idea of the size or cost of ?!

CloseThatDoor · 05/09/2025 21:43

Very roughly - solicitor fees for buying & selling, 4-8k. Depends on complexity, house value, feehold or leasehold

Surveys - basic survey, £600, specialist surveys 2k+ additional surveys could be thousands

Average house movers 2-5k depending on how much & area

Stamp duty - depends on property price

Cost of stress and sleepless nights - £££££

MyDogHumpsThings · 05/09/2025 21:43

In my experience, estate agent and legal fees were a percentage of the sale price, and sale and purchase price, respectively.

Last time I moved I have three large trucks and it was about a grand.

Postal redirection, can’t remember how much that was.

Maybe £1500 for the survey.

Alwaystired2023 · 05/09/2025 21:46

I have had 3 EAs round this week and their fees varied from 0.75-1% of the final price plus VAT

You need a solicitor for your sale and for the onward purchase? In my head I am allocating £10k for this

Stamp duty

I hadn't thought about movers, would plan to do that myself

Praying4Peace · 05/09/2025 21:48

Recently moved (sold and bought).
Total cost was just short of 18 k.
That included surveys moving company, solicitors fees estate agents fees and stamp duty.
No get out clause, AHHHHHH

Lonelycrab · 05/09/2025 21:49

10-15k

FenderStrat · 05/09/2025 21:49

My housr is worth £435000.
I'll be looking to buy a property for about £280,000

Thank you for the helpful replies.

Solicitors fees around 4-5k. These increase if you’re leasehold or have a management company.
estate agent fees of maybe 1%.
there’s a stamp duty calculator online.
we’re paying 1250 for removals, 3 bed house moving less than a mile, packing ourselves.

LifeBeginsToday · 05/09/2025 22:06

We are moving if conveyancing goes well from a flat for £180k to a house for £336k. We won't get change from £20k for the move.

Mikart · 05/09/2025 22:09

Cost us about £18k last year

MyDogHumpsThings · 05/09/2025 22:12

I forgot about stamp duty; it’s the Land Transaction Tax in Wales, and there are calculators online.

harryhole · 05/09/2025 22:13

Don't forget your stamp duty 😆

CrystalSingerFan · 05/09/2025 22:14

Cost of postal redirection (really important) check here: https://www.royalmail.com/personal/receiving-mail/redirection

Comeinupto40 · 05/09/2025 23:36

yikes. That is all really expensive.
So let’s say that the house sold and house bought were both worth around £200k.
£2k for the estate agent
£4k for solicitor
£1k survey
£1k removals
… about £8k, does that seem the right ballpark?

Ponoka7 · 05/09/2025 23:41

My DP is selling and buying, he's using the same solicitor firm. Both quotes and the estate agent fees are just under £5k. We are in the North West. He's had full surveys done.
