EA’s doing my head in with ‘guide prices’

Property listed as guide price £300,000.

Scroll to description ‘guide price £300,000 - £325,000.

Just advertise it as offers over £300,000 or guide price £325,000 surely!!

I work in properly sales and I don’t really get the point of a guide price rather than just giving a price for potential buyers to make an offer around.
I believe it’s usually the seller saying they’ll not accept less than 300k for example, so the agent lists it as a guide to encourage people to offer at least that amount.
I also don’t like when I see it on listings to be honest!

It's just daft. I woukd rather have just a price. I wouldn't bother with offers over either. That just sounds greedy.

I think it's a nonsense really.

Hot market, eleventy million people queuing up to see it the first weekend it's on - my offer, all else being equal, will be above the guide price.

It's been on for three months, price reduced, comparable properties nearby sold for less - my opening offer will be well below the guide.
