Tenant in situ

I'm just put an offer an a property, and prior to offering they did mention that they had tenants in the home who are moving out mid July to a shared ownership new build.

I've just looked online and it appears it's called tenant in situ.

I obviously want to live in this property, how do I make sure I can live in it before buying? Can I request the tenancy details at this stage?
Should I just just pull out of this home?

You need to ask them to sell it vacant possession, which should be possible
if the tenants leave in July. You wouldn't be in before August anyway I suppose.

I wouldn’t complete unless they have left and moved out. Otherwise if you buy with sitting tenants it will take you 2 years and £kkks to get possession.

Can you not make your offer subject to vacant possession and a closing date of August 1st?

They have plans to move out next month so you are unlikely to exchange before then. I would go ahead but instruct your solicitor only to exchange once the property is vacant.

We sold a house with tenants in situ. Buyer wanted vacant possession. All worked out fine. Current tenant will know the house is being sold and will no doubt be looking for alternative accommodation already.
