Moving to Ponders End

Hello,
We are in the process of buying a flat in Ponders End by the station. Do you have any feedback for a professional family with toddlers? I have seen negative reviews in the past and I was wondering if things have changed?

It’s not the nicest of areas, but everywhere along the River Lea is up and coming, so it’s a good time to buy there. It’s been under “regeneration” (aka gentrification) for years now.

It's a dump, things have only got worse, awful, depressing place, so many nicer areas to buy in.

Why are you choosing Ponders End?

I am guessing because it is a LOT cheaper than most places in north London and the decent train link to central London. There is a reason for that, though.

Ponders End will eventually be gentrified but I think it will be a while yet. It is nothing like what Hackney was even 30 years ago.
It’s a very deprived area.

Thanks for this! It’s not the money, it’s honestly because of a property which could only be described as my dream place (size and natural light). It was perfect aesthetically but I am not familiar with the area. I definitely think I’m going to prioritise having a smaller place on a nicer street - thanks for the insights!
