Landlord turned nasty part 3

Since then she gave us 9 days to complete everything mental!

She has ignored my message for 2 weeks, and today wants to increase our rent by 15%.

We were/are in the process of buying the house of which I've stopped it now.

I am livid, who does this? She's raising our hopes, then taking it away she hasn't confirmed if the house sale is still going through and now wants to punish us for not completing by October budget day we agreed to start to buy the house end of August.

We are viewing the house next door tonight, also on for sale.

I need legal advise if she can do this I'm guessing she can, feels like she's pushing us and taking us for all we have.

I don’t think 15% is an allowed rent increase but you’d have to check your agreement on that.

I would cut your losses and offer on another house. This one is not worth the hassle, she would probably back out in the end anyway or ask you to up your offer

Don’t give that person your hard earned cash. Buy a different house! The rush of it all would be making me suspicious. I know that moving is an absolute pain, but it seems that you already know of houses with a nicer interior for less money anyway.

You are dragging your feet dilly dallying around. I complete on a buy to let on the 3/10. I put an offer in on the 2nd September. Searches are currently taking 15 days. It is very doable.

Unless it is stated in your tenancy agreement that the landlord is restricted to a specific % rent increase, there is no limit on how much it can be raised by - however, if it were to take the rent above the average for the type and condition of property in the area, you could appeal via a rent tribunal - but they could impose a higher rent than the landlord wanted to increase it by if they find it is still under the average for the area
