Does every bedroom in house need to photographed in house listing?

Just got our photos back of our house from EA. Generally happy but the smallest bedroom just looks scruffy. I asked DS to make his bed before leaving the house but he did an atrocious job. It’s a very small room with really only a double bed. Would omitting the pic be okay? The rest of the house is immaculate (freshly renovated and scrubbed within an inch of its life).

Would it put you off?

I wouldn't. I would want to see it's size compared to the others before spending the time.viewing

Why not tidy then take your own photo and substitute it? Our EA were happy to do that. A decent phone camera will do well enough- pay attention to the lighting and shadows

I'd be suspicious something was wrong with the room tbh! Can't you tidy it and send in another photo?

Like the pp I’d assume there was something wrong with it . Really it’s on you ( or partner if there is one) to have checked around the house before the photographer started .

Just take your own and send it across. An incomplete listing looks like you've got something to hide.

It always makes me wonder if a picture is missing. I would have checked before the photo tbh. Our photographer checked I was happy before he took ours. Can you tidy and take a photo for the listing OP?

I would want a floor plan with measurements in imperial and metric on the listing.

I don't necessary need to see all rooms including bathrooms.

In fact in some listings seeing all rooms and multiple photos of a room e.g. four photos of a small kitchen taken from different parts is off putting.

I worry about them not matching. Their photographs are an unusual setting - high contrast maybe?

My friend's teenage kids didn't want their rooms online, so photos of those rooms weren't included. Her house sold within two weeks to the third viewer. It was quite a big house so EA got lots of photos of the rest of the house and garden.

The floorplan will clearly show how big your DS's room is, and the absence of a photo wouldn't put me off at all. We're currently moving and the house we're buying didn't look great online but we didn't hesitate to view as it ticked all our boxes.

The price is the key element anyway. Price it right and offer good value and it will sell.

I’m a bit annoyed because I said to the photographer please come and get me when you take the pics so I can juje things up.

I was sat in the garden waiting when the guy comes out saying he’s off cause he’s done! This why DS’s room looks a bit crap.

What's the availability of houses of your type in your area? If there are dozens then it may put someone off. Round where I live there are very few houses of any type, so most people would see there was another bedroom on the floorplan and go and look at the house anyway.

Just sort the room and ask them to come back and re take the picture/s.
It benefits the agent to give your house the best possible chance of selling, make them work for their commission!!

I wouldn't be bothered about seeing all the bedrooms assuming you could see them on the floor plan. It's the downstairs that sells a place.

It wouldn't bother me. You have the floor plan and not all rooms are included in particulars. You see it at the viewing.

A floor plan with sizes is more important than a photo of every room/area.
When my neighbour put their house up for sale they didn’t put a photo of their sons bedroom on the particulars.
His room had ‘ladies’ on the wall according to a mum at the school who viewed the house.

If it was one or two of the smaller bedrooms and I liked everything else it wouldn’t put me off viewing. If it was the kitchen or living room it would because I’d assume they were hiding something. I’ve seen houses listed where there are no photos of the inside at all, and it could be completely innocent- could well just be uncooperative tenants or something- but it would put me off.

A photo showing a double bed in the smallest room would be a big selling point for me.

A messy teenager... meh. You won't be leaving them behind!

I almost always see listings where the smallest bedroom isn’t pictured, how many bedrooms do you have total? When looking for a 4 bed house I would say 90% of listings didn’t show the smallest room.

On a side note the virtual tours were the most useful part of the listing if you can get one!

If everything else looked good, it wouldn’t worry me.

When we sold our last house we didn’t put photos of our kids bedrooms online and it sold very quickly.

It’s a 4 bed.

Well surely no-one's stupid enough to discount your house because of a badly made bed so just either leave it in or take a new photo with it looking better to upload.

I always thought it was quite standard for children's rooms not to be photographed.

If I've ever seen a listing on line without all the bedrooms included I've always assumed that's why
