To ask you to help me find a house in this area?

Staffordshire, Derbyshire or Lichfield. I want to leave DP but as I have dd I would like to be mortgage free. I feel very alone. Budget is 400k. I keep looking but get very overwhelmed and not even sure what is best, dd is 3.5. TIA.

Not surprised you feel overwhelmed, it’s a big thing that you’re doing. Perhaps you could narrow down your area. Do you want/ need to be near parents/ other family? Do you want to be in a city, town or rural? Are schools a consideration? Are you going to be working?

Then have a look at that smaller area, if possible explore it a bit. What would you get within your budget?

Are these areas that you know and have a connection with, it can feel overwhelming and a big decision, would it be easier to rent for a few months to get a feel for the area. Do you have family and friends around you, will you need public transport.
