Conveyancer takes days to reply to emails/messages

Where do we stand with this please?

Myself, husband, estate agent, vendor's solicitor multiple outstanding emails.

But can go days without contact/replies.

We're trying to do everything as quickly as we can. But the delays are so frustrating.

I know everyone moans that solicitors are slow but yesterday ours put forward a completion date and that we'd exchange immediately.

This morning first thing other solicitor confirmed it.

But since then radio silence. None of us can get email replies or phone calls answered.

Surely this is beyond "oh solicitors are so frustrating" levels and into genuinely poor practice?

I'll certainly not be withholding any of our payments to them as just want to compete and be done. But where would we stand on fee reimbursement etc?

You sound like a nightmare client OP. (I’m a solicitor and I wouldn’t touch conveyancing with a barge pole).

But - they agreed a completion date that's 5 business days away. Our lender requires 5 business days to release funds.

So I feel like really if you've put that date forward you need to be acting as if you realise the situation you've put everyone in.

How do you know they haven't applied for drawdown of your mortgage? Are you basing this purely on the fact they haven't replied?

Well thanks everyone.

I've been told.

All I've done is what's been advised by the agent and broker.

But I will cease chasing the solicitor. Hate to think I'm a nightmare client.

Let's hope the seller doesn't pull out (has already been threatened due to the slowness of the solicitors)

Always the place to come to to be made to feel like shit. Cheers.

Conveyancing is an administration heavy profession. Whilst they are answering your emails/phone calls/messages they are not getting on with their job. If as a conveyancer you are running 50 purchases/sales that's 50 extra communications per day if your client continues to call you for an update when there's nothing to update. That's why your solicitor is not picking up the phone.

If you want the service where your solicitor can do that, you can triple the fees.
