To get really really upset with my solicitor (property purchase)

Sorry, I’m here to vent. After trying for a year to buy a new flat (first purchase fell through) I got an offer accepted in June on an absolutely amazing flat. Should be a really straight forward purchase - I’m a cash buyer, the property is vacant, no chain on either side. Didn’t raise any queries, I just wanted to get it done asap.

Why on earth is my solicitor a) so very slow and still hasn’t even completed all searches, 4 months later?
b) threads me like I’m a massive annoyance for checking in once every three (!) weeks on the process, really rude and dismissive.
c) is dishonest and tells me that we are still waiting for the vendors lawyer to provide information when the vendors estate agent emails me today and asks why WE are slow because they had provided everything weeks ago and have checked this week with my solicitor if she needs anything else, and she replied ‘no’ to them, big emails me on the same afternoon that she is still waiting & has chased again?

Bonus Q: how many more weeks or months will it take until I at least get a silver lining in form of a completion date promise?

Bonus Q2: are all solicitors so utter rubbish, or did I manage to pick the absolutely worst?

Making a complaint to their principal may well help.

You've got a dud. I had a dud one long ago, and sacked him as soon as the lazy slob revealed his dudness.

Since then I've had two fantastic solicitors, fast efficient attentive
personal service at a very reasonable price.I had the first for over 30 years until he retired, and my current one (three conveyances so far) is just as good.

Honestly thats appalling. Start kicking up a stink with their boss and threaten to sack them and write a terrible review.

Are they based in Newcastle, beginning with E and ending with S? If so, they were shit for me too. They only moved when my estate agent said my buyer was threatening to pull out and I escalated the matter to a partner. Squeaky wheel gets the oil!

Are they a proper solicitor or one of those cheap-as-chips paralegals with a caseload of 90000?

Are they a traditional firm or one of these massive online firms?

Try going through the secretary - the two property secretaries I share an office with are amazing (although tbf so are their bosses).

Also estate agents are quite often Big Fat Liars.

We had similar when we sold our property. We complained, not much changed until the purchasers solicitors started copying us in on the emails they were sending to our solicitors that weren't being responded to. Fresh complaint with evidence sorted that out. I had to laugh at the email to our estate agents from our solicitors which said things would run more smoothly if the EA could just stop seller and buyer from speaking to each other.

Traditional law firm with proper office, and not cheap at all, London. I think I will officially complain on Monday with evidence that they didn’t tell me the truth about the progress.
