Please help me make a decision. We are long term renters, settled in an expensive area which we cannot leave because DH’s dad is terminal and we’d like to be near him. DC are settled in school here after a rough few years due to my health. No savings as savings were used to live during the pandemic as DH is self employed and couldn’t work through the pandemic. His industry basically shut overnight.
I am starting a new job in September which is a significant pay rise. Do we:

YABU: Save money for a deposit once I get pay rise so that we can possibly own in the next two years (would be a two bed flat and no garden at a push!).

YANBU: Spend the money on a bigger place to rent with a decent garden. DC are 6 and 7 and currently share a room which in the not to distant future will be not appropriate as they are a boy and a girl. We could also let them have things like a slide etc and will be able to make the most of this stage of their lives. Our current house is tiny and DC don’t like play dates here as it’s not as big their friends houses.

Is there a compromise by getting a part rent part buy scheme?
