Home Report - should I wait until defect is fixed

I had the surveyor out today who noted 2 slipped tiles on my roof which I hadn’t realised. He said it will be documented as a ‘2’ on the home report. He said my options are

  1. Get roofer out asap to fix and they will document it as a ‘1’ on the home report. I have contacted a roofer and he isn’t sure if he will be able to come out by Monday.
  1. They will document it as a ‘2’ on the home report with a comment stating that the defect will be fixed prior to new ownership.

I’m trying my very best to get the work done prior to the home report being finalised.

Would you be majorly put off putting an offer in on a house if you seen a ‘2’ in the home report? (This is in Scotland, not sure if HR’s are the same in England).

Wouldn't bother me at all. 2s are pretty usual in any house that isn't brand new, and if it said it was going to be fixed prior then all the better!

Yes, we had a 2 for our roof. Around here you'll have to wait a few weeks for a roofer. Sounds like an easy job though, roof tiles are easy to put in place for a roofer and depending on where they are some cement. I wouldn't think a buyer would be too concerned and if they are, they might just come back and knock say £100 off the price already offered.

2s are common on home reports- it wouldn't put me off- especially if only 2 loose tiles.

Thanks everyone, that’s put my mind at ease. I’m glad to hear 2s are more common than I thought. Naively when I was house hunting for the first time I was looking out for all 1s!

I’ve attached a pic of the slipped tiles, hopefully a roofer can fix it easily
