Permission to enter rented property

Hi, posting for traffic, sorry!

I’ve just opened my spam email folder and discovered several emails from my letting agency, going back months, informing me of visits to my flat (routine inspections, maintenance, gas meter etc). I didn’t receive any of the emails due to them going to spam, and presume all the visits happened during the day when I was out at work.

I feel very uncomfortable that people have been in and out of my home without my knowledge on multiple occasions. It’s probably been happening much longer than this, just the emails in spam are deleted after a time. Don’t letting agents need express permission to enter? Or is sending an email informing me 48h before hand to ‘inform’ me enough, even if receiving no reply?

I’ve tagged the email address as ‘not spam’ now so hopefully will not keep happening, but really am quite annoyed (and embarrassed - I hadn’t tidied up or anything!)

I think you have to check what’s in your lease agreement, we get a weeks notice of entry and they have the right to do so though will sometimes change if I’m on holiday.

I believe legal minimum notice is 24hours plus the tenants permission - however you may have signed something in your tenancy/letting agreement that gives a generalised permission for entry for workmen, routine checks etc.

I absolutely sympathise with your discomfort but I would say it’s 50/50 - not requiring a confirmation from you is poor from the agents point of view (but not illegal if you have given some form of permission) but I’m afraid not checking your spam folder is not a great excuse from your end - but I’m guessing that will be a lesson learned!
