Large lateral space shared garden, or small split level with private garden?

Which of the above flats would you choose? AIBU to prefer lateral space for a family with children? I loathe stairs but everything I see seems to be small poky rooms, different floors and stairs to a garden. AIBU to think that's less preferable to a large flat that's all on one level?

Sharing a garden might be a nightmare though unless you can block off your bit. I shared a courtyard and gardens with neighbors for years and it was brilliant. It is not so good if your neighbor has outdoor parties.

Definitely private, especially with kids. You’ll be able to leave toys out there safely and not worry about your neighbours having guests over. Also, you know who your neighbour is now but they could move out and you end up with a right arsehole.

Private garden - in my case that's non-negotiable because I have a dog.

But in reality given those two options I'd probably keep looking.

You might get used to the stairs.

Shared could be nightmare depending on the neighbours at any particular time. If you need a.place with less stairs due to mobility or have strong preference either keep looking - would one level small/no garden a location near a good park be a better option?

Not sure if this is about a garden (as per your title) or a flat (as per your opening post) ?

It is a bit confusing.

I would definitely have a smaller garden that is all mine, over a larger, shared space.
Re the number of rooms - it depends how pokey and it depends on who is sharing the flat and who works from home, and all sorts of things. As a rule, I prefer separate rooms over open plan layouts, but it would help if we knew more.

Wow, I am surprised by the feeling against shared gardens. We have had wonderful experiences sharing. Better to have the bigger space.

How old are your kids and how long will you be there? If they’re eg babies and you’ll only be there a year then I’d choose large lateral flat and communal garden so you’re not constantly carrying them up and down stairs, and they’re too young to be unsupervised in a garden anyway. If they’re 5 I’d go for the flat with stairs and a smaller private garden as you can just send them outside to play.
