Building surveyor damaged property

My buyers arranged for a building survey yesterday
I’ve just gone to the property to collect any mail and he’s done the following
Tried to remove a period tile and had broken it in half
Didn’t leave the tile anywhere
Ripped up laminate flooring under the bay window - obviously to check for damp but the flooring can’t be replaced
Removed a kicker and not replaced it
Ripped wallpaper of the bedroom wall to check a crack
Removed a floorboard didn’t put it back and left nails sticking up
No idea if he has done in
I’m furious and upset .Yes the house is old and is a dooer upper but it’s being sold as such

The period tile in the entrance hall can’t be replaced its been there since 1870s so can’t exactly get it from B & Q
What do I do
Im sending a email to my estate agent with photos and I have spoken to them and they were really shocked and said this should not have done this

I’m assuming that like me they didn’t think he would damage the property -

What have your buyers said @Iamthedom?

I’d have expected them to respond by doing some of this ‘fact finding’ themselves. If I had engaged someone to do a survey and I was told afterwards they had damaged the property I’d be

  1. Falling over myself to apologise to you
  2. Formally complaining to the surveyor
  3. reporting them to the mortgage company ( who have asked for the valuation I assume)
  4. Requesting that the surveyor makes good the Damage and / or compensates you
  5. Getting assurances that the surveyor has been spoken to by their manager and issued an apology to you.


Have they done anything to help you?

I think it safe to assume that, everyone would- though by the estate agents telling him there was a key box and the code surely that’s giving permission?

No it wasn’t asked for by the mortgage company
Mortgage valuer came out a month ago to value the property .no issues with the buyers mortgage or the house value
This was purely a survey for the buyers

@Nikkic2123 he had the Estate agent permission to go in the house but not rip up floorboards and flooring and lie about it
He’s an idiot because If the buyers want to use the report it’s about as trustworthy as Sue Greys much awaited report 😂

Thought I would update as I know how bloody annoying it is when you have posted lots of advice and the OP never updates 😂
Spoke to the Estate agent and the sell is still going ahead
The buyers were furious with the surveyor
But the amount of work that needs to be done is actually less than they thought so no issues and they aren’t going to negotiate on the price either
So even though I have stalked the surveyor through social media and was planning to send him a glitter bomb I will hold off on that at the moment
For the buyers they really want the house as it offers loads of potential to extend and even though it needs a lot of work it’s still a bargain

Good that it's still proceeding.

Have you asked the buyers can you see the report?
Just to see where the surveyor mentions "lifting the floor" with his imaginary tools?
